80 Charlotte Street is a major mixed-use development in the heart of London’s Fitzrovia. Occupying an urban block and the adjacent Asta House, it delivers over 34,500m² of workspace, 55 new apartments, a café, a restaurant and the new Poets Park on Chitty Street. The main block is characterised by varying facade treatments, setbacks and terraces.
We retained portions of original brick facades along Whitfield Street, while unitised concrete cladding wraps half of the block, with new grey and black brick elevations completing the rest. The main entrance is framed by a monolithic weathered steel structure.

A distinctive mixed-use scheme in the heart of London.
The proposed masterplan connects the YJ Riverside with the river and the local neighbourhood. It does this with clear visual corridors, a new sloped access to bund level, and many pedestrian link bridges. The development consists of 13 residential towers, 2 office buildings and a series of retail malls thought the 1.5km long site.
Make was invited by the client to help them compete in the bid to acquire the site in March 2020. Make was appointed as the lead architect after the client won the bid.

72 Upper Ground will bring public use to a closed-off, derelict site on London’s South Bank, combining state-of-the-art workspace with restaurants, gardens, and a new cultural centre for production and performance. With its dynamic mix of uses and extensive, permeable public realm, this new destination will drive much-needed investment pivotal to the post-pandemic recovery of Lambeth and the South Bank. It is a 6-storey podium supporting two office buildings that share a generous rooftop garden. The south office building steps to 26 storeys, while the riverfront office building
is 13 storeys, crowned by a public restaurant and terrace with beautiful views along the Thames. The layered, sculptural form maximises the opportunity for outdoor terraces throughout the devel-opment and echoes the distinctive, modernist architecture of this iconic area.

The proposed building is predominantly residential, with a retail offer at the lowest three levels. Below ground are two levels of basement for plant, servicing and storage. The total gross internal area (GIA) of the building is 11,744m2. The total gross external area (GEA) is 12,832m2. The base of the building is read as a distinct element. It is recessed around all sides, to create a sense of separation between the uses in the building and to form a strong association with the public realm, which is on all four sides.
A public-facing retail offer connects the three levels, around the north, west and east of the building. This totals just under 650m2 GIA. The retail unit offers active frontage to the Thames Path and on the new north-south route to the east. There are entry points to the north and east at Thames Path level and on the west at upper ground level. The facade at upper ground and level 1 has sliding glazed doors to create a stronger connection with the public realm and river.

Phase one, completed in 2016, included two buildings and a public square. The second phase involves transforming six existing buildings into an urban block, bordered by Haymarket, Charles II Street, St Alban’s Street, and Norris Street. Notably, the Grade II-listed Empire Cinema on Haymarket will be retained and renovated, with its Portland stone facade rebuilt and topped by two new traditional mansard stories.

The inviting space fosters connections by providing areas for people to meet, discuss,and collaborate. Furthermore, the project reimagined the library as a vibrant landmark for Bo'ness. The previously introverted building was transformed into a welcoming beacon that respects the town's heritage.

The bridge was designed to be accessible, structurally efficient, and visually distinctive, featuring timber frames resembling a sound wave in elevation. The composite timber-steel structure with truss-like frames surrounding the deck, along with a polycarbonate covering and CLT deck, showcased the innovative design. Detailed design drawings, calculations, and an erection sequence were part of the project's scope. Final deliverables included drawings, images, and a 3D model illustrating the bridge's unique design.

My role involved producing and refining massing options, executing detailed 3D modeling, and ensuring adherence to designated areas for each floor, balancing the needs of both retail and office spaces.

Crafting massing options and developing detailed 3D models, over 40 design iterations were created to balance functionality, integration with existing structures, and aesthetic appeal. Meticulous calculations and environmental analyses optimized workspace areas. Two standout options emerged: a deep retrofit approach preserving historical integrity with a new 4-storey mansard, and a bold design featuring significant new upper levels.
